Fire Door Responsibilities under the Fire Safety (England) Regulations 2022

From 23rd January 2023, the Fire Safety (England) Regulations 2022 introduced new legal requirements for Responsible Persons in multi-occupied residential buildings.

For buildings over 11 metres in height, the following checks are mandatory:

  • Communal fire doors must be inspected at least every three months.

  • Flat entrance doors must be inspected at least once a year.

These checks are essential to ensure fire doors are maintained in good working order and able to perform effectively in the event of a fire.

Stay compliant and protect your residents.

Why Fire Risk Assessments Matter

Carrying out regular fire risk assessments isn’t just a best practice, it’s a legal duty for the responsible person under the Regulatory Reform (Fire Safety) Order 2005.

Even in well-managed buildings, potential fire risks can go unnoticed without a structured assessment. These risks may compromise resident safety, lead to non-compliance issues, or increase liability for property managers and owners.

Our Type 1 Fire Risk Assessments help ensure:

  • All visible fire risks in communal areas are identified and documented

  • Escape routes, signage, and fire doors are compliant and functional

  • You’re meeting your legal obligations as the responsible person

  • Early detection of issues before they become costly or dangerous

Following each assessment, you’ll receive a comprehensive written report with clear findings, risk ratings, and practical recommendations, giving you the confidence and clarity to act where needed.
